Charleston Area Residential Real Estate Sales And Prices Continue Gains In August

Released: September 10, 2020

2,056 homes sold in August in the Charleston region at a median price of $315,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR).

Year-to-date, 13,661 homes have changed hands at a median price of $295,000. At this point last year, 12,895 homes had sold at a median price of $278,500. Thus far in 2020, closed sales and median price have both increased by 6%.

Inventory data shows 44% fewer homes for sale over the last 12-month period, with 3,522 homes listed as “active” for sale in the CHS Regional MLS database at the end of August—representing just 2 months of available inventory.

“This summer has been record-breaking in terms of sales and price increases—a trend we fully expect to continue into the fall” said 2020 CTAR Bobette Fisher. “Continued low mortgage rates have helped thousands of homeowners in our region make a smart investment and a crucial step in building long-term wealth and stability” said Fisher. “However, as inventory continues to decline, competition for our region’s homes has increased significantly, which is one of the factors driving our prices up” she said. “Two months of inventory signals an extreme seller’s market—six months is a balanced market. This limitation has essentially capped the number of homes that can be sold; if more homes were available, they would most certainly sell” said Fisher.

According to CHS Regional MLS data, there were just under 30,000 showings in August—10% higher than in August 2019. The areas with the highest number of showings were again concentrated in the north area with Summerville/Ridgeville, North Charleston/Summerville area and Moncks Corner leading the way.


July Adjustment

Preliminary data showed 2,400 homes sold in July in the Charleston region at a median price of $305,000. Updated data now shows 2,423 sales at the same median price.


Berkeley County

516 homes sold at a median price of $255,820 in Berkeley County in August, 454 single-family homes and 62 condos/townhomes. Year-to-date, 3,109 single-family homes have sold at a median price of $281,017 and 475 condos/townhomes at a median price of $193,900.

There are currently 660 residential properties for sale in Berkeley County; 574 single-family homes and 86 condos/townhomes.


Charleston County

1,063 homes sold at a median price of $351,670 in Charleston County in August, 771 single-family homes and 292 condos/townhomes. Year-to-date, 5,048 single-family homes have sold at a median price of $412,239 and 1,701 condos/townhomes at a median price of $250,000.

There are currently 2,028 residential properties for sale in Charleston County—1,430 single-family homes and 598 condos/townhomes.


Colleton County

38 homes sold at a median price of $227,500 in Colleton County in August, 32 single-family homes and 6 condos/townhomes. Year-to-date, 219 single-family homes have sold at a median price of $194,000 and 36 condos/townhomes at a median price of $251,750.

There are currently 105 residential properties for sale in Colleton County—100 single-family homes and 5 condos/townhomes.


Dorchester County

361 homes sold at a median price of $232,327 in Dorchester County in August, 312 single-family homes and 49 condos/townhomes. Year-to-date, 2,249 single-family homes have sold at a median price of $267,300 and 329 condos/townhomes at a median price of $185,000.

There are currently 404 residential properties for sale in Dorchester County—371 single-family homes and 33 condos/townhomes.

Charleston Area Residential Real Estate Sales Surge To New Record High In July

Released: August 10, 2020

2,400 homes sold in July in the Charleston region at a median price of $305,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). July’s home sales mark the largest number of sales recorded in the Charleston region and a nearly 32% increase over last July, when 1,824 homes sold at a median price of $278,450.

Year-to-date, 11,576 homes have changed hands at a median price of $290,515. At this point last year, 11,051 homes had sold at a median price of $277,548. Year-to-date, sales are now up almost 5% and median price has also grown by 5%.

Inventory data shows 38% fewer homes for sale over the last 12-month period, with 3,890 homes listed as “active” for sale in the CHS Regional MLS database at the end of July—representing just 2.3 months of available inventory.

“The increased number of showings we’ve been tracking since our state’s reopening have translated to a record number of closed sales; the interest and investment in the Charleston market is now surging past even last year’s record-breaking figures” said 2020 CTAR President Bobette Fisher. “This spring and early summer were steady in terms of sales pace, but the past two months of activity has pushed us well into the gains territory for year-to-date sales and median price growth” she continued. “With mortgage rates falling again this week, we anticipate even more buyers will continue to make the move toward making their dream of homeownership a reality. Lower rates will help potential homeowners across the spectrum of price ranges” said Fisher.

Total showings for the region were strong again this month, with 31,202 showings in July—an increase of 7% compared to July 2019. The areas with the highest number of showings were again concentrated in the north area with Goose Creek, Summerville/Ladson and Summerville/Ridgeville leading the way.

“Our challenge continues to be on the supply side of the market—with just over two months of inventory, we are nearly out of housing options that will meet the demand that we continue to see in our region. The unprecedented number of buyers are creating multiple offer situations on many properties, particularly in the most popular subsets of the market” said Fisher.


June Adjustment

Preliminary data showed 2,043 homes sold in June in the Charleston region at a median price of $288,000. Updated data now shows 2,058 sales at the same median price.


Berkeley County

587 homes sold at a median price of $243,470 in Berkeley County in July, 500 single-family homes and 87 condos/townhomes. Year-to-date, 2,648 single-family homes have sold at a median price of $280,000 and 412 condos/townhomes at a median price of $192,500.

There are currently 717 residential properties for sale in Berkeley County; 619 single-family homes and 98 condos/townhomes.


Charleston County

1,219 homes sold at a median price of $342,588 in Charleston County in July, 911 single-family homes and 308 condos/townhomes. Year-to-date, 4,265 single-family homes have sold at a median price of $405,000 and 1,406 condos/townhomes at a median price of $249,180.

There are currently 2,234 residential properties for sale in Charleston County—1,563 single-family homes and 671 condos/townhomes.


Colleton County

37 homes sold at a median price of $213,750 in Colleton County in July, 30 single-family homes and 7 condos/townhomes. Year-to-date, 187 single-family homes have sold at a median price of $194,000 and 30 condos/townhomes at a median price of $253,750.

There are currently 110 residential properties for sale in Colleton County—104 single-family homes and 6 condos/townhomes.


Dorchester County

475 homes sold at a median price of $226,475 in Dorchester County in July, 404 single-family homes and 71 condos/townhomes. Year-to-date, 1,934 single-family homes have sold at a median price of $265,940 and 279 condos/townhomes at a median price of $185,000.

There are currently 481 residential properties for sale in Dorchester County—438 single-family homes and 43 condos/townhomes.


Charleston Realtors® Present $4,500 in Grant Funds to the City of Hanahan

The Charleston Trident Association of Realtors® (CTAR) received a $4,500 Placemaking Grant from the National Association of Realtors® (NAR). The grant will be used to fund the transformation of a vacant lot in the City of Hanahan into the Yeamans Hall Canteen, a vibrant, public space that hosts music and food trucks for the community to enjoy. CTAR President-Elect Rusty Hughes presented the check to Hanahan City Council during their meeting on July 14, 2020.

CTAR has worked in concert with the City of Hanahan to transform the lot at the corner of Yeamans Hall Road and Griffin Street, across from Hanahan City Hall. The lot will become a pocket park, providing residents and visitors an easily accessible place to gather. The location was part of the city’s 2019 Streetscape Project and is located near the upcoming Lowcountry Rapid Transit Line.

“Realtors® live, work and volunteer in their communities. They take pride in working to improve them” said Michael Sally, former CTAR Board President and current Hanahan City Councilman. “Placemaking can help foster healthier, more social and economically viable communities. It creates places where people can make a connection to their neighborhoods and become invested in making things better. This grant will allow us to not only address areas that are in need of enhancement and revitalization but also create a place where friends and neighbors can come together as a community” said Sally. “Additionally, through programs like this, the Hanahan area becomes more attractive and welcoming, nearby properties may also increase in value” Sally concluded.

Placemaking grants are awarded to local and state Realtor® Associations to help them and their members create new public spaces and destinations in a community, like turning a parking spot into a people spot (parklet) or a vacant lot into a pocket park or garden. Realtor® Associations and their Realtor® members are actively engaged in the community and know the neighborhoods and the properties that would benefit most from these placemaking projects.

 

Residential Real Estate Sales and Median Price Increase in June Following Regional Reopening

2,043 homes sold in June in the Charleston region at a median price of $288,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). This data represents a nearly 6% increase over last June, when 1,933 homes sold at a median price of $285,000.

Year-to-date, 9,155 homes have changed hands at a median price of $289,000. At this point last year, 9,226 homes had sold at a median price of $277,500. Year-to-date, sales are down just under 1% and median price has increased by 4%.

Inventory data shows 35% fewer homes for sale over the last 12-month period, with 4,140 homes listed as “active” for sale in the CHS Regional MLS database at the end of June.

“As we expected, closings followed the showings data from May and we saw a healthy increase in sales during the month of June” said 2020 CTAR President Bobette Fisher. “In June, the Charleston region had reopened and the pent-up demand from the stay-at-home orders as well as historically low rates materialized into closed transactions” she said.

Total showings for the region gained ground again in June, with 33,633 showings—an increase of 13% compared to June 2019. The areas with the highest number of showings were again concentrated in the north area with Summerville/Ladson, Goose Creek and North Charleston leading the way.

“We are seeing significant sales activity in the luxury ($1 million and up) price range, as investors and second-home seekers continue to choose Charleston as their destination” said Fisher. “Inventory, however, continues to shrink, and we need to have real discussions about the future of our region, in terms of embracing new thinking about housing opportunities. We need to encourage density where it makes sense and build in areas that are least likely to be impacted by flooding” she said.

Preliminary data showed 1,489 homes sold in May in the Charleston region at a median price of $288,325. Updated data now shows 1,497 sales at the same median price.


Berkeley County

553 homes sold at a median price of $232,177 in Berkeley County in June, 483 single-family homes and 70 condos/townhomes. Year-to-date, 2,142 single-family homes have sold at a median price of $278,848 and 325 condos/townhomes at a median price of $190,000.

There are currently 813 residential properties for sale in Berkeley County; 700 single-family homes and 113 condos/townhomes.


Charleston County

995 homes sold at a median price of $320,250 in Charleston County in June, 745 single-family homes and 250 condos/townhomes. Year-to-date, 3,348 single-family homes have sold at a median price of $395,000 and 1,097 condos/townhomes at a median price of $249,900.

There are currently 2,345 residential properties for sale in Charleston County—1,636 single-family homes and 709 condos/townhomes.


Colleton County

33 homes sold at a median price of $269,000 in Colleton County in June, 26 single-family homes and 7 condos/townhomes. Year-to-date, 157 single-family homes have sold at a median price of $189,500 and 23 condos/townhomes at a median price of $254,000.

There are currently 116 residential properties for sale in Colleton County—108 single-family homes and 8 condos/townhomes.


Dorchester County

381 homes sold at a median price of $229,125 in Dorchester County in June, 331 single-family homes and 50 condos/townhomes. Year-to-date, 1,527 single-family homes have sold at a median price of $265,000 and 208 condos/townhomes at a median price of $188,000.

There are currently 510 residential properties for sale in Dorchester County—452 single-family homes and 58 condos/townhomes.


Residential Real Estate Sales Decline as Nationwide COVID-19 Impacts Become Localized

Released June 10, 2020:

1,489 homes sold in May in the Charleston region at a median price of $288,325 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). Last May, 1,906 homes sold at a median price of $285,000.

Year-to-date, 7,100 homes have changed hands at a median price of $289,245. At this point last year, 7,293 homes had sold at a median price of $275,000. Year-to-date, sales are down 2.6% and median price has increased by 5%.

Inventory data shows 29% fewer homes for sale over the last 12-month period, with 4,614 homes listed as “active” for sale in the CHS Regional MLS database at the end of May.

“During a ‘normal’ May 2020, residential sales would have undoubtedly matched or been above 2019 levels. Given the circumstances, we expected a decline in sales, even with considerable demand in the market, as our region was still working towards reopening in May” said 2020 CTAR President Bobette Fisher. “What is encouraging is the showing data and buyer interest—both were on the rise in May as people grew more comfortable navigating the real estate market alongside the threat of Covid-19” said Fisher.

Total showings for the region gained ground in May, with 31,367 showings—an increase of 2% over last year and a 76% increase over April. The areas with the highest number of showings were concentrated in the north area with Summerville/Ladson, Goose Creek and North Charleston leading the way.

“Two things will remain challenging as we move forward: inventory shortage and unemployment. We were already struggling with low inventory levels, pre-Covid, and further declines based on sellers removing their homes from market has intensified that problem” said Fisher. “We were experiencing record lows for unemployment at the end of 2019, so that exponential growth in unemployment has had a significant and rapid impact on our market, mostly on activity in  the $200k and under price range” she said. “As our economy begins reopening across the country, I believe we will see the positive impacts in our own backyard and rebound quickly. Charleston is even more desirable now, either for those whose work has shifted to a virtual space and they can now work from anywhere, and also for those who now see the value in living in a smaller, less population-dense city” concluded Fisher.

Berkeley County 

421 homes sold at a median price of $236,714 in Berkeley County in May, 349 single-family homes and 72 condos/townhomes. Year-to-date, 1,656 single-family homes have sold at a median price of $279,241 and 254 condos/townhomes at a median price of $189,975.

There are currently 918 residential properties for sale in Berkeley County; 812 single-family homes and 106 condos/townhomes.


Charleston County

687 homes sold at a median price of $327,250 in Charleston County in May, 537 single-family homes and 150 condos/townhomes. Year-to-date, 2,600 single-family homes have sold at a median price of $395,000 and 847 condos/townhomes at a median price of $250,000.

There are currently 2,616 residential properties for sale in Charleston County—1,855 single-family homes and 761 condos/townhomes.


Colleton County

21 homes sold at a median price of $173,875 in Colleton County in May, 19 single-family homes and 2 condos/townhomes. Year-to-date, 130 single-family homes have sold at a median price of $180,000 and 16 condos/townhomes at a median price of $253,750.

There are currently 127 residential properties for sale in Colleton County—116 single-family homes and 11 condos/townhomes.


Dorchester County

311 homes sold at a median price of $219,775 in Dorchester County in May, 271 single-family homes and 40 condos/townhomes.  Year-to-date, 1,194 single-family homes have sold at a median price of $264,000 and 157 condos/townhomes at a median price of $189,000.

There are currently 585 residential properties for sale in Dorchester County—522 single-family homes and 63 condos/townhomes.
